Overview
This fully renovated Barrhaven home blends modern luxury with everyday functionality across both the main level and basement. The interior was stripped down and rebuilt with a custom kitchen, gas fireplace, new bathrooms, and an integrated laundry room—all finished with cohesive, high-end materials. Downstairs, the basement was transformed into a multifunctional retreat featuring two bedrooms, a full bathroom, private ensuite, home theatre, wet and dry bars, a glass-walled gym, and rough-ins for a sauna and steam shower. Every detail was thoughtfully designed to deliver the comfort and quality of a custom new build in a well-established neighbourhood.

Basement Renovation
The lower level of this Nepean home was fully redesigned and constructed to reflect the luxury and versatility of a high-end main floor. Beginning with a 3D-rendered layout, the project moved swiftly from permits to execution, transforming the space into a premium, multifunctional living environment. Framing, HVAC, rough-in plumbing, and electrical were completed early on, followed by ESA inspections, soundproof insulation, and full drywall installation with priming for all walls and ceilings. After city inspections for framing, HVAC, and plumbing passed, the basement moved into finishing stages—including material selections for tiles, click-vinyl flooring, shower glass, cabinetry, and baseboards. The result is a meticulously crafted space that balances comfort, function, and luxury.
Bedrooms
Two generously sized basement bedrooms were added—each with soft flooring, recessed lighting, and large closets. One features a private ensuite, ideal for guests, older children, or live-in family members seeking comfort and independence.

A full bathroom and a private ensuite both feature modern tilework, glass-enclosed showers, and sleek vanities. Final touches included mirror installations, shower fixtures, and coordinated colour palettes for a clean, spa-like finish.
Home Theatre
Soundproofed and fitted with dimmable lighting and tiered seating, the custom-built theatre room offers a true cinematic experience—perfect for movie nights or game-day events.
Storage & Utility
Two well-lit storage rooms with utility-grade flooring offer ample space for seasonal items or future conversion into a wine cellar or hobby room.
Lifestyle Features
The basement also includes a dry bar and wet bar, hardwood stairs, custom cabinetry, and a glass-enclosed gym area. Plans include a sauna and steam shower—bringing wellness and convenience into the heart of the home.
Finishing Touches
Final stages included installation of doors, baseboards, reducers, paint, door hardware, shower glass, mirrors, vanities, access panels, and a complete clean-up prior to final inspection. With every detail carefully executed, this basement now offers a luxurious, self-contained extension of the home—designed for comfort, entertainment, and elevated everyday living.
Drywall installation and insulation—including soundproofing for the theatre—were completed, with tile, flooring, cabinetry, and finish selections confirmed.

Finishes, Features & Final Inspection
Click-vinyl flooring, tiles, cabinetry, baseboards, theatre installation, bathroom fixtures, and all final touch-ups were completed before the final walkthrough and inspection.
