TGi REAL ESTATE DEVELOPMENTS

PORTFOLIO

The TGi Group designs, plans, and builds multi-family units — including 8-plexes, 6-plexes, triplexes, custom homes, coach homes, and garden homes — both; for its own portfolio and to assist real estate investors in building The Missing Middle, while achieving their social and financial goals.

When required, we also design and build in compliance with Canada Mortgage and Housing Corporation (CMHC) programs.

One Vision, Multiple Expertise – The TGi Group of Companies

The real estate division of The TGi Group focuses on building The Missing Middle, by developing affordable rental units in Ottawa and surrounding areas, helping solve the housing crisis in Canada, while generating construction jobs.
What is the Missing Middle?
The “missing middle” is a term used in housing and urban planning to describe a range of housing types that fall between single-family homes and large apartment buildings. These housing options include duplexes, triplexes, fourplexes, townhomes, and small apartment buildings. The idea is that these types of homes provide more diverse and affordable living options, helping to create more inclusive and walkable communities. It’s a way to address the gap in housing availability and affordability in many cities.
Key Characteristics of Missing Middle Housing:
Medium Density: Typically 2 to 4 storeys tall.

Human-Scale: Fits into existing low-rise neighborhoods without drastic changes to character.

Multiple Units: Includes duplexes, triplexes, fourplexes, townhomes, cottage courts, and low-rise apartment buildings.

More Affordable: Often more attainable for middle-income households compared to detached homes or new condo towers.

Walkable Areas: Usually located in neighborhoods near transit, schools, and services.

Common Types of Missing Middle Housing:
Duplexes / Triplexes / Fourplexes

Townhouses / Rowhouses

Courtyard apartments

Stacked flats

Accessory dwelling units (ADUs) / Coach houses

Why It Matters:
- Fills the affordability gap between single-family homes and condos.

- Supports diverse populations—young families, seniors, singles.

- Makes better use of land in urban areas with existing infrastructure.

- Helps reduce sprawl by increasing housing supply in established neighborhoods.

In cities like Ottawa, efforts to promote missing middle housing are part of broader strategies to tackle housing shortages, affordability, and sustainable urban growth.
